To gain an understanding of just how sealcoating functions, it is helpful to look at the properties of the asphalt itself. On account of its fine waterproofing, versatility and adhesive qualities to bind together aggregates in the material, asphalt has long been used for paving and road repair. Before asphalt become widely used, roads were built by applying graded aggregates on a roadbed. These roads functioned decently as long as the stone aggregate stayed in place and dry. However, they still required frequent repair because stones would move underneath traffic and would sustain damage from rain and snow. Stones would take in water and simply weaken. Applying asphalt on roads would help remedy problem to a degree.

Asphalt paving practices and equipment steadily improved. Today the majority of roads, driveways and parking lots are made with asphalt serving as a binding agent for aggregate materials. Thanks to its waterproofing capabilities, asphalt shields aggregate materials from soaking up water, which preserves strength and longevity. Contemporary asphalt is a blend of stone aggregates and filler with a smaller amount of asphalt cement.
